Help to Buy is a Government Scheme that has been put in place to help people who are purchasing a single property who do not currently own a property in or outside of the UK. The maximum home purchase is £600,000 in England.

You’ll be expected to pay a minimum of a 5% deposit to qualify, the government will then lend you up to 20% of the value of the property as an equity loan which can be repaid at any time within 25 years or on the sale of your home, whichever occurs first. You will be expected to secure up to a 75% mortgage from a bank or building society. The equity loan is interest free for the first five years.

9 SIMPLE STEPS TO YOUR PERFECT NEW HOME

As soon as you’ve decided a Stonebond Properties home is for you, we advise you go to visit the show home to have a look around, get a feel for the development to help decide which plot would be best for you.

When you’ve decided on the property that is right for you, you will be asked to pay a reservation fee. This is to secure the house whilst all the relevant checks are made. You will also be asked to sign a document to confirm you have a clear and fair understanding of what is being sold to you and you have a written commitment by us.

Once you have paid your reservation fee, now it’s time to speak to your solicitors and or mortgage advisors. We will be more than happy to make any recommendations.

Once you’ve reserved your new Stonebond Properties home, we can begin to look at making your home individual to you.

When we’re both in the position we’re ready to proceed with the sale, we will sign identical contracts, but only when they are formally exchanged by the solicitors does the deal become legally binding. Between exchanging contracts and completion, if either side pull out major penalties will be incurred.

With the stress of moving, you can often forget to book the most important things. As soon as you know the moving date, book the removal company as they will be able to help you pack to relieve some work load. Please contact us if you need any recommendations.

As soon as you’ve completed, we will arrange a time to meet with you and handover the keys to your new home.

Welcome to your new home – you will be greeted at your new home by one of our team who will talk you through everything you need to know, answer any questions you may have and present you with a Home Owner’s Manual, this contains all the information you need and more. You will then be left to enjoy your new home in peace!
